OWNER SEEKS ARCHITECT FOR RESIDENTIAL ADDITION

My wife and I are basically retired now, and embarking on a 3- to 4-year project to expand our house. I grew up in remodeling so I can do pretty much everything myself.

We've spent the past 10 years working on the basic floor plan of what we intend to do. I've attached a before and after graphic I created in Microsoft Paint that shows the plot plan and the first floor of the addition (there's a small loft that will be above the butler's pantry ... The project is planned as follows:


  1. Get the permits for the entire project asap.


  2. Build the garages this fall. I need this first, because the barn in my back yard has an apartment on the second floor that's on Airbnb, and I have guests coming and going all the time. So I'll build the garages, almost the entire parking pad in front of them, and the sidewalk to the back yard first. Then I'll shut down the Airbnb and do a sprint to get the rest of the driveway done. Once it's done, the guests can park in front of the new smaller garage and take the new sidewalk to the apartment. Simultaneously, I'll start construction of the master bedroom and bath, and will work on that whenever I'm waiting on things related to the garage build.


  3. Once the garage is done and the guests are now parking on the new driveway, I'll start the big addition that is between the existing house and the new garage. That addition gets a full basement.


The plan is to get occupancy permits on the various pieces as I go -- garages first, master bedroom and bath second, and then the major addition when all is done. I'll keep renewing the permits as needed.


My understanding is that a portion of the plans will need to be designed and sealed by an engineer consultant as well. If I'm misinformed, then I'm sure the architect can advise me about that.
